PropertyPursuit.com Questions and Answers

Since Friday’s launch of PropertyPursuit.com, the newest broker and agent-centric national real estate listings portal, we’ve had quite a bit of interest in what the system is and how it works. To help everyone better understand the values of PropertyPursuit.com, Delta Media Group has assembled a Q&A on the national real estate website.

What is PropertyPursuit.com?
PropertyPursuit.com is a unique broker and agent-centric real estate listings portal built for consumers to easily search for homes or real estate agents nationwide, and brokers and agents to improve their exposure, online marketing and search engine optimization. PropertyPursuit.com launched with over one million listings Friday to coordinate with the start of the NAR Conference and Expo, and is adding more listings daily.

What makes PropertyPursuit.com different from other real estate listings portals?
PropertyPursuit.com is unique in that it is built for brokers and agents. While the end product is a consumer-focused real estate website, PropertyPursuit.com drives all leads directly to brokers and agents free of charge, and drives consumers to broker and agent websites to help improve their online business.

Where does PropertyPursuit.com get its data?
PropertyPursuit.com receives data directly from brokers and agents, and also from listing syndication companies that offer enhanced listing exposure at the broker and agents’ permission.

Where do leads from PropertyPursuit.com go?
All leads from PropertyPursuit.com are routed free of charge directly to the brokerage or agent that the listing belongs to.

Does PropertyPursuit.com ever sell leads?
No. Neither PropertyPursuit.com nor Delta Media Group sells leads. We believe the lead is the property of the real estate brokerage and agent. Delta Media Group offers services to help brokerages and agents improve their listing exposure and online leads, and PropertyPursuit.com is one of those services.

Does PropertyPursuit.com display IDX data.
No. In order to best follow IDX and VOW guidelines, PropertyPursuit.com only displays those listings provided to it by brokers and agents directly, and listing syndication sources like ListHub and The Real Estate Book. PropertyPursuit.com only accepts listings syndicated from companies that receive broker permission to syndicate listings. In addition to PropertyPursuit.com’s data, Delta Media Group aggregates more than 3.5 million listings daily for its real estate broker and agent website customers, but those IDX/VOW listings are not incorporated within PropertyPursuit.com.

Why does my listing appear on PropertyPursuit.com?
Your listing could display for a number of reasons, but the three primary reasons include:

1/ Your MLS has agreed to send your listings to data syndication portals, including PropertyPursuit.com.
2/ You are a customer of Delta Media Group and have authorized this.
3/ Your broker has authorized Delta Media Group to display your listing data. Typically, this is done by logging in to one of the MLS-approved data syndication partner websites of PropertyPursuit.com. These partners currently include ListHub and The Real Estate Book, but there may be additional partners in the near future.

Please note: Although these are the three most common examples of why your listing might appear on PropertyPursuit.com, it is recommended that you speak to the Designated REALTOR® from your office responsible for approving such matters for your brokerage, and discuss any further questions, including your broker’s data syndication policy.

How much does PropertyPursuit.com cost?
PropertyPursuit.com is free to consumers, and offers free profiles to all real estate brokerages using Delta Media Group, and to all real estate agents. PropertyPursuit.com also offers upgraded marketing services to brokers and agents that are built to maximize online exposure.

How do I fill out my free real estate agent profile on PropertyPursuit.com?
Creating your free real estate agent account on PropertyPursuit.com is easy! Just visit the following link and fill in the required information:
http://www.propertypursuit.com/Agents-Center/New-Account/

What kind of marketing packages does PropertyPursuit.com offer?
PropertyPursuit.com offers marketing packages for agents and listings. Each are built to improve exposure, online marketing capabilities and search engine optimization. For more information, visit:
http://www.propertypursuit.com/Advertise-With-Us/Property-Packages/Featured-Properties/

Google Maps now features homes for sale

Google updated its popular Maps system today to display real estate listings.

Now, when using Google Maps, you can click the "More" button on the map and find a check box titled "Real Estate." Upon clicking it, you'll see red dots representing homes for sale at their locations. Read Google's post on the Maps update on the Google Lat Long Blog.

Google appears to be pulling the listing data from its Google Base system. So if you are currently syndicating your listings to Google Base or a listing syndication company that syndicates to Google Base, they should already be on the map. If not, Delta Media Group can automatically syndicate your listings to Google Base for you. Click the "Data Feeds" button on the Admin side of the DeltaNet for more info.

It will be interesting to see if the Google Maps real estate feature will spark the interest of consumers. While it certainly is a convenient option, it seemed to go live today with little hoopla among the real estate industry. Maybe the focus was on the potential extension of the first-time homebuyer tax credit. On either front, check back to Delta Media Group's News blog for more info.

ANNOUNCED TODAY: Google does not use keyword meta tags in search engine results

Google came forward today to announce what many in the search engine optimization business have speculated for some time: that it no longer uses the keyword meta tag in its search ranking.

Matt Cutts, the head of Google's Webspam team, released a blog entry and video today debunking the myth that keyword meta tags were still used in Google's search results.

"To this day, you still see courts mistakenly believe that meta tags occupy a pivotal role in search rankings," Cutts wrote in his Google blog. "We wanted to debunk that misconception, at least as it regards to Google. Google uses over two hundred signals in our web search rankings, but the keywords meta tag is not currently one of them, and I don’t believe it will be."

In the past, meta descriptions and keywords were hugely popular for website SEO. But Google and other search engines began to catch on as companies loaded their meta content with keywords that at times did not pertain to the meta content's respective page. That meta content was considered "spam," and Google began black-listing companies that used it as such.

Delta Media Group allows real estate agents to customize the meta description and keywords on each page of his or her real estate website for SEO purposes, and we still encourage agents to enter keyword meta tags in the DeltaNet. While they have no value on Google's search engine rankings, keyword meta tags can be used to sort information, and may still be used by some search engines.

New-home sales up nearly 10 percent

July's new-home sales reports show more positive news for the real estate industry.

New-home sales increased by 9.6 percent in July from June, but are still down 13.4 percent from July 2008.

While new-home sales reflect economic and housing trends, they aren't a true reflection of existing-home sale trends, particularly since the first-time home buyer tax credit has likely encouraged many buyers to purchase existing homes rather than new ones.

Check back to Delta Media Group's News blog for future new and existing-home sales numbers.

The National Association of REALTORS reported this morning that existing homes are selling at a record pace.

Existing-home sales increased 7.2 percent in July compared with June, and were up 5 percent compared with July of 2008. That marks the largest recorded monthly gain in existing-home sales since NAR began tracking the numbers in 1999.

The sales jump exceeded analysts' forecasts of 5 million sales, sending the annualized rate to 5.24 million properties this year.

PHSI: Pending home sales up for fifth straight month

The National Association of Realtors® reported this morning that pending home sales are up for the fifth straight month.

The Pending Home Sales Index (PHSI) rose 3.6 percent in June, putting it 6.7 percent above June 2008 levels. According to NAR, the PHSI is:
"...released during the first week of each month. It is designed to be a leading indicator of housing activity.
"The index measures housing contract activity. It is based on signed real estate contracts for existing single-family homes, condos and co-ops. A signed contract is not counted as a sale until the transaction closes. Modeling for the PHSI looks at the monthly relationship between existing-home sale contract and transaction closings over the last four years."
-Realtor.org, Pending Home Sales Index
The PHSI has not had five consecutive months of gains since July 2003. The PHSI increase is the latest in a recent list of positive news for the real estate industry, including:

Real Estate News: New-home sales increase at fastest rate in 8 years

Last week we shared some positive news for the real estate market, as existing-home sales increased in June, housing inventory declined and there are more buyers looking to purchase homes.

Today, we received even more good news for the housing market, as new-home sales increased at the fastest rate in more than eight years. Check out the AP's story on June's 11 percent new-home sales increase.

As result of the new-home sales increase, the inventory of new homes is decreasing, in what could lead to a rebound in home prices. The inventory of new homes has decreased for three consecutive months, to 8.8 months of inventory at the end of June. While economists consider six months of inventory to be healthy, the 8.8-month rate is down from a 12.4 month inventory in January.

Inman News has more information on the current new-home inventory.

More positve housing news: Existing-home sales increase, housing inventory declines

In more positive news for the housing market, existing-home sales increased in June, total housing inventory declined and there are more buyers looking at homes.

June marked the third consecutive month of an increase in existing-home sales. The increase bumped the 2009 seasonally adjusted annual rate up to 4.89 million units - a number still below the 5 million unit benchmark some analysts are hoping for, but above the 4.72 million unit revision in May.

The total number of homes available decreased 0.7 percent, in a move that could lead to recovering home prices. There were 3.82 million existing homes available for sale at the end of June, representing a 9.4-month supply if the current sales pace holds.

A RISMedia article on the home sales increase noted:

"'This is another hopeful sign-if we can keep the volume of sales above the level of new inventory, prices could stabilize in many areas around the end of the year,' [Lawrence Yun, NAR chief economist] said.

"A NAR practitioner survey in June showed first-time buyers accounted for 29% of transactions, unchanged from May, and that the number of buyers looking at homes is up nearly 12 percentage points from June 2008."

The increase of interested buyers could lead to even more positive news for the housing market if those buyers begin making offers and purchases.

The majority of those, and all buyers, are beginning their property searches online. If you're having difficulty getting visitors to your real estate website and capturing those visitors who do visit your site, we may be able to help. Contact Delta Media Group for more information on our real estate website, lead management and search engine optimization services.
